Why buy a new Home?

When you purchase an older property, you’re inheriting not only someone else’s decor, but also their problems, such as inefficient heating and insulation. On average, new homes are now 40% more energy efficient which means you will make significant savings on the running costs of your new home. Your new Deveron Home has full central heating and double glazing as standard and will come complete with advanced insulation and climate controls.

What is a SAP rating?

Standard Assessment Procedure rating is based on an estimate of the annual heating and hot water costs per sqm of the home. The SAP value estimates how much energy will be used by the home; the more efficient the heating and hot water system and the better the insulation, the higher the SAP value will be. Most Deveron homes achieve a rating of between 85 and 100, though the national average is only 43.

What safety features will be fitted in my new Deveron Home?

Modern 3-point locking systems are fitted as standard to all external doors. Locking windows are in every room and well-positioned external lights will help make your new Deveron Home extra secure. High specification fire resistant materials and wired smoke alarms also provide a safe environment for you and your family.

Who looks after any open-spaces or play parks within the development?

All Deveron Homes developments are maintained by a factor. Charges vary from site to site. However, your sales advisor will explain more about factoring for your development at the time of reservation.

What exactly is Snagging?

We are proud of our 5* NHBC Pride in The Job reputation so we don’t expect you to find any major issues with your new home. But put simply, snagging is an exercise undertaken by our site team to check the condition of your property before your keys are handed over. This ensures that when you receive your home it is ready for occupation. Within 14days of your move you can let us know of any items requiring attention. You will be entitled to use up to 4hours of trades time; perhaps to hang pictures, install curtain poles or help with touch up paint work.

What do we do about the guarantees and warranties for appliances within our home?

Owners are wholly responsible for ensuring all guarantees are in place. After you are settled in your new home, take a few minutes to complete the cards and forms especially those for your heating system, boiler and cooker. Manufacturers will not accept liability for faults if guarantees are not registered. Your boiler will be guaranteed for a year after occupation So in order to maintain your guarantee, owners must ensure they engage a Gas safe engineer to check the boiler at the end of that period.

What is NHBC?

The National House Building Council provides inspection and technical services to raise the standards of new homes. Your new Deveron home will be covered by a 10yr warranty called “Buildmark” to provide invaluable protection for the structure of your new home. Full details can be found on www.nhbc.co.uk

Customer Care Charter


We aim to make moving into your new Deveron Home as simple as possible and provide you with a first-class property that you can be proud of. From the day you walk on to a Deveron Homes development to the moment we hand over the keys to your new home, we undertake to provide you with the best possible customer service. This Charter describes the level of service and standards that you can expect from Deveron Homes.

Prior to reserving your new home, we will provide a specification and layout of your home and details of all necessary pre-contractual information to enable you to make an informed purchasing decision.

Our friendly and informative sales advisors will explain fully about the reservation process and provide simple details about our cancellation procedure should you no longer wish to proceed to missive.

Prior to moving into your new home we will invite you to enjoy a tour of your new home just to familiarise you with the appliances, lighting and heating controls etc.

A couple of weeks before your entry date your sales advisor will ask you to come and collect your Homefile. She will talk you through the important elements which will help you settle into your new home.

Your new home includes a manufacturers two year warranty that covers the central heating system, boiler, kitchen and bathroom appliances. Your new home is also covered by an industry regulated 10-year warranty covering the structural integrity of your home.

Code of conduct for house builders


Deveron Homes subscribes to the ethos of the Consumer Code of Conduct for House Builders. Further information on the Code can be found at www.nhbc.co.uk.

We believe in protecting your home and have streamlined our customer care service to ensure 5* customer satisfaction.

Our sales team will explain our customer service in greater detail but we are pleased to provide all customers with a copy of our Customer Charter.

You will receive a copy of our Customer Charter when you reserve your new home and all visitors may ask for one whether or not they wish to purchase one of our homes.

Our Customer Charter will be on display within our sales centre and a further copy of our Customer Charter will also be included in your welcome pack when you take possession of your new home.
